Narra Residences is a new 99-year leasehold residential development located along Dairy Farm Walk in District 23. Developed by Dairy Farm Walk JV Development Pte Ltd, the 540-unit project is expected to obtain its Temporary Occupation Permit (TOP) in the first quarter of 2030. As one of the first major launches of the year, Narra Residences garnered strong buyer interest at launch, with nearly a quarter of its units sold. The project also stands out as one of the first in the area to be developed under the revised Gross Floor Area (GFA) harmonisation framework, meaning buyers pay only for liveable interior spaces, with areas such as air-conditioning ledges excluded from the unit size calculations.
The development offers a unit mix heavily skewed towards two- and three-bedroom layouts, reflecting its appeal to young families and HDB upgraders from nearby estates such as Bukit Panjang, Bukit Batok, and Choa Chu Kang. A key highlight is the efficient layout design, particularly for the popular two-bedroom plus study units, which adopt a dumbbell configuration to maximise usable space and minimise corridor areas. Homes are fitted with contemporary finishes including porcelain tiles in living areas, vinyl flooring in bedrooms, Smeg kitchen appliances, and Duravit sanitary fittings, while all units enjoy a ceiling height of 2.8 metres.
Perhaps the most compelling feature of Narra Residences is its nature-centric setting. Occupying a generous 236,000 sq ft site, close to two-thirds of the development has been dedicated to landscaping, resulting in wider block spacing and a more spacious living environment. Residents will also enjoy close proximity to outdoor destinations such as Bukit Timah Nature Reserve, Dairy Farm Nature Park, and the Rail Corridor. While the tranquil surroundings will appeal to nature lovers, prospective buyers should note that the development is located some distance from MRT stations and larger retail hubs, making private transport or short commutes necessary for a wider range of amenities.
