A new co-living and serviced apartment development in Serangoon is reimagining long-term accommodation in Singapore with a distinctly community-led approach. Known as MBER, the property is developed by Aw & Sons Group and sits at 2 Teck Chye Terrace, on a site that once housed the former Lim Tua Tow Market. Positioned away from the city centre, the concept intentionally embraces its heartland setting, offering an alternative to conventional serviced apartments typically clustered around the CBD or Orchard Road. Instead of prioritising proximity alone, MBER is designed as an experience-driven stay that blends hospitality, wellness, and neighbourhood living.
The development comprises 47 serviced apartments and 78 co-living units, supported by architecture from Formwerks Architects and interiors by Afternaut. Drawing inspiration from the site’s history as a former wet market, the design incorporates elements such as gabled forms, open circulation, and natural airflow, referencing the openness of traditional market spaces. Beyond its architectural language, MBER distinguishes itself through its emphasis on privacy and liveability — from sound-insulated interiors and en-suite bathrooms in every bedroom to well-considered layouts that separate private and shared zones. Co-living units introduce a more expressive layer, featuring double-storey layouts, themed rooms, and rooftop-facing spaces that balance character with functionality.
At its core, MBER is anchored by a strong sense of community and shared experience. Facilities include GYMber, a Hyrox-inspired fitness space with indoor and outdoor training zones, recovery facilities such as ice baths and infrared saunas, as well as co-working areas, meeting rooms, and communal dining spaces. Residents also gain access to curated programming under the MBER Club, including community dinners and workshops designed to foster interaction among a diverse mix of long-stay guests. With a resident profile that spans corporate travellers, relocating families, and long-term visitors, MBER positions itself as a hybrid living environment where neighbourhood integration, wellness, and social connection come together in one cohesive experience.
