River Modern is a 455-unit condominium development in the highly sought-after River Valley precinct, and the fourth new project launched in the area within the past year, following River Green, Promenade Peak and Zyon Grand. Sitting on one of the last remaining river-facing residential sites along this stretch of the Singapore River, around 70% of the units enjoy river views, while the development is elevated above Kim Seng Park for greater privacy. The project recorded a strong launch, selling 410 units, or more than 90% of its total inventory, over its opening weekend on March 7 and 8 at an average selling price of $3,266 psf.
Its appeal lies in the combination of direct MRT connectivity, established lifestyle amenities and limited future supply. River Modern is directly linked to Great World MRT station on the Thomson-East Coast Line, with Great World City and Robertson Quay nearby, while no new River Valley projects are expected in the 2026 pipeline. Buyers also responded well to its relatively accessible entry prices, with two- and three-bedroom units starting from around $1.5 million to $2.5 million, alongside efficient layouts and a moderate 455-unit scale. Of the 175 two-bedroom units, 88% were sold, while 95% of the 210 three-bedroom units and 80% of the 70 four-bedroom units were taken up.
The strong performance reflects continued demand for well-located homes in Singapore’s Core Central Region, particularly among owner-occupiers seeking city access and everyday convenience. Singaporeans and permanent residents accounted for nearly all buyers, with households ranging from singles to multi-generational families. Its combination of river views, direct MRT access, established amenities, efficient layouts and limited new supply makes River Modern a compelling proposition for buyers looking for a prime city-fringe home in one of Singapore’s most established residential neighbourhoods.
