The popular cha chaan teng Keming Bing Sat (克茗冰室) that has snaking queues at their first Plaza Singapura overseas outpost, is excited to announce its long-awaited 2nd outlet at Funan Mall. The outlet is slated for official opening on 14 November 2025. This follows the huge success of the tea room’s first outlet at Plaza Singapura, which drew queues stretching over 2 hours long when it opened in May – a testament of the love it has received.
In addition to the same delightful selection of Hong Kong-inspired dishes and drinks such as Char Siew Rice, Stephen Chow’s Favourite Noodles, Lava Ovaltine Toast, Happiness Lava Egg Waffles, and Little Bear Iced Hong Kong Milk Tea that are available at its first Singapore outlet, Keming Bing Sat’s second Singapore outpost at Funan Mall will feature 2 outlet-exclusive dishes, served for the first time in Singapore.
With 140 outlets across China, Keming Bing Sat has seen remarkable success with long queues at its locations in Hong Kong (flagship), Shenzhen, Guangzhou, Beijing, Shanghai, and many other cities across the country. First launched in 2019, the brand embodies its concept of ‘freshly roasted char siew, freshly pulled tea, and freshly cooked rice’, honouring traditions while continually innovating to appeal to today’s younger generation through its food and interior.
Outlet Exclusives at Funan Mall
Flock to Keming Bing Sat’s latest Funan Mall outlet as soon as it opens, to taste two creative outlet exclusives only available here in Singapore. These were previously seasonal items in China, leaving the menu earlier than expected due to their overwhelming popularity, now making a special presence in Singapore, with limited quantities available daily, first come first served, while stocks last.
Golden, crusty and so satisfyingly oozy is the Prosperity Lava Polo Bun 发财爆浆菠萝包 ($5.90), filled with a rich blend of house-made milk sauce that will give the usual-but-amazing butter polo bun a run for its money. Whether you choose to bite into it and trigger that lava flow all over your chin, or cut into it daintily and watch the cream pool neatly on your plate, you will surely be back for seconds. Adorned with a “huat” mahjong tile, the overflowing lava symbolises abundant wealth, good fortune and prosperity in all that you do.
Sitting cutely on its own pedestal is the Lucky Peach Milk Pudding 转运仙桃 ($7.90), a blushing beauty that tastes as yummy as it looks. The unassuming dessert surprises diners with a creamy milk pudding centre, after cracking the rosy peach outer layer. This, too, has its own symbolism. In China, the peach alludes to longevity, immortality, and health, originating from the mythical peaches that grant eternal life. It also represents love and marriage due to peach blossoms being tied to spring and happiness, as well as good fortune and luck.

Creative Cha Chaan Teng Delights
Beyond these Funan outlet exclusives, diners in Singapore can also look forward to a delightful selection of both classic and creative Hong Kong-inspired dishes and drinks.
Topping the list of menu favourites is the renowned Char Siew Rice 黯然销魂饭 ($10.90) which took China by storm. Crafted using secret techniques of a Hong Kong roast meat master with 40 years of experience, this signature dish features freshly roasted premium char siew, two soft-fried eggs, and fluffy Wuchang rice. Upon serving, it is finished with a secret sauce made in-house from 23 ingredients, including lemongrass, onion, and pork lard – creating a deceptively simple yet rich, savoury, and satisfying dish. In fact, this dish was named the No. 1 Best-Selling Char Siew Rice in China (based on sales figures from April 2024 to March 2025) by renowned research group Frost & Sullivan, as an astounding 3.3 million portions were sold during that period of just one year!
For smaller bites and snacks galore, diners will not be disappointed with Keming Bing Sat’s crowd favourites like the Happiness Lava Egg Waffles 快乐爆浆鸡蛋仔 ($3.80/2pcs | $6.90/4pcs), soft and buttery smiley egg waffles layered with cheese for extra umami. Eggy in taste, these golden spherical sponge cakes reveal a warm, melty cream cheese centre.
The Lava Ovaltine Toast 泥石流爆奶华 ($7.90) is another favourite. Picture a decadent toast, its square area overflowing with a rich blend of milk, condensed milk, and whipped cream, topped with a generous sprinkle of Oreo cookie crumble. Bite into fluffy toast with a crisp exterior that melts into sweet creaminess, finished with the signature crunch of Oreos.
An original creation that set off a viral ‘Gram trend back in 2019 and put Keming Bing Sat on the map is the Signature Iced Lemon Tea 小熊冻柠茶 ($4.90), a literal “bear-verage” where a cute little bear floats atop a tea brewed from fragrant Ceylon black tea leaves steeped and “pulled” repeatedly to intensify its aroma. Lemons are then added for a refreshing citrus lift.
These Little Bear Creations include three other enticing choices, with each drink featuring an iconic bear-shaped ice perched cutely on top. These include Little Bear Iced Hong Kong Milk Tea 小熊冰冰港式奶茶 ($4.90), Dreamy Blue Bear Soda 梦幻蓝熊气泡水 ($5.90), and Pink Bear Soda 粉熊妹妹气泡水 ($5.90).
Other classic beverages include Hong Kong 7 Up with Salty Lemon 香港咸柠七 ($4.90), Freshly Ground Hot Coffee 即磨香浓热咖啡 ($2.90), and Iced / Hot Yuan Yang 冻/热鸳鸯 ($3.90 / $2.90).
