Cover Projects is proud to announce the opening of The Initial Sama, Singapore’s first wellness-focused service residence located at 26 Evans Road. Having received the Temporary Occupation Permit (TOP), The Initial Sama is now welcoming its first guests to the facility, which has four blocks and spans 1.4 hectares, just minutes away from Singapore’s Botanic Gardens. This milestone marks the soft launch of the highly anticipated property by Cover Projects, redefining urban living at the intersection of design, heritage and holistic wellbeing.
A New Blueprint for Wellness-Centric Urban Living
Nestled within the lush, heritage-rich enclave of Bukit Timah and just a stone’s throw from the Singapore Botanic Gardens and leading medical institutions, The Initial Sama offers a 92-unit residential experience that integrates wellness into every facet of city living. The residence comprises 35 Studio units, 33 One-Bedroom Superior units, 12 One-Bedroom Deluxe units, and 12 Two-Bedroom Deluxe units, each thoughtfully designed to support guests’ personal health goals while offering modern comforts that encourage rest, rejuvenation, and reconnection with nature.
“As we unveil The Initial Sama, we’re not just launching an accommodation, we are introducing a new way of living in the city. This project reflects our belief that wellness, design, and heritage can co-exist meaningfully, serving the needs of tomorrow’s global citizens,” said Mr Lim Keong Wee, Managing Director of Cover Projects.
Facilities are curated specially to encourage balance and connection, including a sensory garden, an outdoor pool, coworking lounges, and dedicated spa treatment suites and wellness hub facilitating a HYROX gym and yoga studio. These indoor and outdoor spaces reflect the brand’s commitment to holistic living, catering to medical tourists, wellness travellers, and corporate guests alike.
Among the partners brought on board for the project was Grant Associates. Aligning the concept with the national vision City in Nature, the globally acclaimed landscaping maestros has transformed The Initial Sama’s 3,200sqm garden area into a vibrant, biodiverse sanctuary. By integrating lush green spaces with wellness-centric design elements, the project not only enhances guests’ quality of life but also promotes sustainability, redefining landscape architecture by fostering environmental and community well-being and a deeper connection with nature.
A thoughtfully selected F&B outlet and medical clinic will also open on-site in September, further complementing the residence’s vision of holistic and integrated wellbeing.
Details of all other partnerships will be announced during the grand launch scheduled for early October.

Honouring Heritage, Redefining Hospitality
Set on the historic grounds of 26 Evans Road, a site awarded to Cover Projects by the Singapore Land Authority (SLA) for reconstruction and refurbishment in January 2024 with a “5+4” year tenure, the project retains its colonial-era architectural charm while integrating modern elements, such as wellness infrastructure, sustainability features, and biophilic design, that serve contemporary lifestyle needs.
With Singapore emerging as a key hub for medical and wellness travellers in the region, The Initial Sama is uniquely positioned to cater to global citizens seeking rest, rehabilitation, and reconnection. Its proximity to leading hospitals, such as Gleneagles Hospital and Mount Elizabeth Hospital, makes it an ideal location for extended stays for medical tourists, particularly from regional markets like Malaysia, Indonesia, Thailand, and China, who will value extended, stress-free stays in healing environments.
The Initial Sama is a contemporary homage to the site’s cultural and architectural significance. The property has been sensitively restored and reimagined as a sanctuary for guests seeking respite from the pace of urban life, without compromising on access to modern wellness solutions.
