This July, the Housing and Development Board (HDB) will launch approximately 775 Build-To-Order (BTO) flats under the Sembawang Beacon project—the first to be released in the newly planned Sembawang North estate. The project offers a range of unit types, including two-room flexi, three-, four- and five-room flats, as well as three-generation units. With a projected waiting time of just three years, the development is bordered by Admiralty Link, Admiralty Lane, and Canberra Road, and enjoys proximity to Sembawang MRT station, Sembawang Mart, and a neighbourhood park.
Sembawang Beacon’s design draws inspiration from the area’s maritime past, once home to a British naval base in the 1920s. Architectural details such as bold black frames on the facades pay homage to the black-and-white colonial houses of that era. The playground will feature nautical elements, including a lighthouse-themed play structure. Residents can look forward to green communal spaces like an open lawn, a roof garden, and landscaping that includes historically significant plants such as the Sembawang tree. Future amenities will include a neighbourhood centre, a one-hectare park with fitness stations and playgrounds, and improved cycling and pedestrian pathways.
Part of a broader July BTO launch that includes over 5,500 flats across Bukit Merah, Bukit Panjang, Clementi, Tampines, Toa Payoh, and Woodlands, the Sembawang Beacon project is expected to fall under the Standard category of flats. The exercise will also feature the first flats in Simei in more than a decade, located just minutes from Upper Changi MRT station, and a 1,130-unit offering in the Woodlands North Coast precinct—envisioned as a mixed-use waterfront development. In addition to new flats, around 3,000 balance units in varying stages of completion will also be made available. Looking ahead, HDB plans to launch 19,600 BTO flats in 2025.
