Bishan Town Centre is set for a major transformation under Singapore’s Draft Master Plan 2025. The Urban Redevelopment Authority (URA) has announced plans to develop Bishan into a sub-regional centre, complete with new workplaces and enhanced amenities. This move aligns with the Government’s broader goal to decentralise employment and commercial hubs beyond the city centre. Key upgrades being studied include new office spaces comparable to those in Paya Lebar Central, a revamped air-conditioned bus interchange, a new polyclinic, and an integrated hawker centre.
In addition, authorities are exploring turning Bishan Place—located behind Junction 8 mall—into a landscaped pedestrian mall. Future developments will also incorporate public spaces and skyrise greenery, creating a more vibrant and community-centric environment. A number of government agencies are considering relocating to the area to anchor its commercial potential. With its strategic location, mature housing estates, and excellent connectivity via MRT lines and expressways, Bishan is poised to become an ideal hub for local businesses and social services.
Beyond Bishan, the URA’s draft master plan continues to strengthen Singapore’s economic gateways in the north, east and west, supported by regional and sub-regional centres. In the north, the upcoming Johor Bahru–Singapore RTS Link and a future multi-modal transport hub in Woodlands will drive cross-border connectivity and economic growth. Developed by JTC, a new 7-hectare business district in the area will offer flexible industrial, retail and leisure spaces—underscoring Singapore’s vision to bring jobs and amenities closer to homes while building a more sustainable, well-connected city.
